The reason the rent is so cheap is because I finally just got a tenant evicted for not paying rent for nearly 5 months now. It was a very long and very expensive process, and to make things worse, I didn't have the money coming in to cover the mortgage payment on this house. Because of that, I desperately need to get a tenant into this home as soon as possible, and I figure an inexpensive rent payment is the best way.

I'd like to have whoever moves in sign a 1 year lease, but I am willing to give a little in that are. Where I AM NOT willing to give is this: You must not have any red flags on your credit report (electric bill in collections, water bill in collections, etc.). I REALLY NEED to make sure the tenant that moves in is responsible and is DEFINITELY going to pay the rent ON TIME every month. I simply can't go through another fiasco like the one I described above.

Please don't try to lie, as I will ask for a credit check verification!!

I'll be asking for first and last months rent as a security deposit.
